New Build Single Family HomesWe are investing in new single family home projects around Greater Boston. These home starts represent about 50% of total development activity. Adept developers find open lots or pre-existing homes where modern structures can deliver new value--and help realize the future vision of a neighborhood with new-buid single family homes. The history of Boston real estate is one of variegated architecture. From colonials to victorian homes--from tudor architecture to modern structures, architects since the post Civil War era have been delivering designs that borrow from the great traditions of Europe and the world's finer architectural schools. We strive to work with developers who seek creative expression and high-quality design as core elements of their development projects. This grand staircase for us represents the sweep of Boston's design future.

Condominium RenovationsWe are investing in condominium renovations with strong developers. The post World War Two era in Boston brought with it a rich period of multi-family development and design. Families created 2 and 3-unit complexes as an economic engine for additional revenue and new value. Often the owners lived in one and rented out the other. Developers created multi-unit rental buildings as investments when the middle class was on the rise and there was increasing demand for rental housing. In the 1980's, developers initiated a new form of home ownership with multiple condominiums and a group of owners in multi-unit building conversions. They represent about 40 percent of building development in our target market. And value trends in the condominium segment over the last 30 years has paralleled values in the single family segment closely.

Multi Unit Construction Projects
Sometimes, new-build multi-unit construction projects are possible even in the middle of busy cities and towns where land is constrained. The organic development of urban communities is always peppered with interesting combinations of new and old. You can find new-build projects alongside antique houses from as far back as the late 1700's. Such makes a place like Greater Boston fulfilling.
Multiple townhouses built side by side are typical inside the cities and towns. We are interested in helping finance creative, innovative solutions that bring new residential housing options for buyers interested in quality, convenience, and the capacity to enjoy the cultural, education, sports and arts resources that make Greater Boston a distinctive living experience. Our goal is to partner with developers who have the vision to bring quality and innovative multi-unit projects to fruition. |
Housing SubdivisionsThere continue to be areas of land for development around Greater Boston to support subdivision developments--and where there is, we will invest alongside quality developers. Towns such as Lexington, Bedford, Arlington and Waltham have seen successful subdivisions developed in recent years with single family and townhouse communities resulting. These developments provide new communities and neighborhoods for buyers and families who appreciate new-build properties and well-crafted living experiences.
Some buyers appreciate living on streets that have the charm of yesterday. Others want new-build subdivision living where everything is fresh at the outset--and where planned spaces, supporting resources, and new infrastructure bring qualities of value, efficiency, and stability. |
